On a commercial building, the roof isn't the problem — the interruption is. A leak over a tenant's unit, a storefront that has to close, a warehouse with inventory under it. Which is why the part of a commercial job we plan hardest is the sequence: what gets torn off when, what's dried in by end of day, and who needs to be told what.
We work on mixed-use buildings, small multifamily, retail storefronts and warehouse roofs across Brooklyn, Queens, Staten Island and Manhattan. We can phase a roof so only one section is open at a time, work weekends or early mornings where the business needs it, and provide certificates of insurance directly to your managing agent, board or landlord.

Worth knowing
Restoration before replacement, when it's honest
Not every commercial roof needs to be torn off. If the membrane is intact and the insulation underneath is dry, a silicone restoration coating can add ten to fifteen years for a fraction of a full replacement, with far less disruption and no dumpster in your loading zone.
The test is whether the substrate is wet. We core-test or scan where there's doubt, because coating over saturated insulation is throwing money at a roof that's already failing underneath. If that's what we find, we'll show you the core and recommend replacement instead.

Do you work on occupied buildings?
Yes, most of our commercial work is on occupied mixed-use and multifamily buildings. We phase the work so only a section is open at a time, dry in every day before we leave, and coordinate notice to tenants with you or your managing agent.
Can you provide a certificate of insurance for our board or managing agent?
Yes. We carry general liability and workers' compensation and will issue certificates naming the building, the owner, and the managing agent as required before work starts.
How much does a commercial roof cost?
Commercial pricing is per square foot and varies widely with system, insulation, access and roof complexity. A restoration coating is a fraction of a full replacement. We'll walk the roof, take measurements, and give you both options in writing where both are legitimate.
Do you offer roof maintenance contracts?
Yes. Scheduled twice-yearly inspections with a written report and photos, drains cleared, and minor seam work handled before it becomes a leak. On a large flat roof this is the cheapest money you'll spend.
Can you work nights or weekends?
Where the building requires it, yes. Retail and food service tenants usually need the noisiest phases outside business hours and we schedule around that.
