The one test that decides it
Is the insulation under the membrane wet? That's the whole question. If it's dry and the membrane is intact, coating is excellent value and we'll recommend it. If it's saturated, no coating on earth fixes that — the water is already inside the assembly, and sealing the top just traps it.
We core-test or scan where there's any doubt rather than guessing. A roofer who quotes a coating without checking what's underneath is quoting a product, not solving your problem. Expect us to sometimes talk you out of the cheaper option.

How much does a roof coating cost?
Typically $4 to $9 per square foot installed depending on the system and how much prep and seam reinforcement the roof needs. That's usually somewhere between a third and a half of full replacement cost.
How long does a roof coating last?
A properly prepped silicone system generally gives 10 to 15 years and can be recoated after that rather than torn off. Prep quality matters more than product brand — most early failures are dirty or wet surfaces, not bad coating.
Will coating fix my ponding water problem?
No. Coating is waterproofing, not drainage. Silicone handles standing water far better than acrylic, so it buys you tolerance, but if water sits for days the real fix is tapered insulation or correcting the drains.
Can you coat a roof that already leaks?
Only after finding and repairing the leak and confirming the insulation underneath is dry. Coating over an active leak seals water into the assembly and makes the eventual replacement more expensive.
Does a white coating actually reduce cooling costs?
Yes, noticeably on a top-floor apartment under a black roof. A reflective white surface can drop roof surface temperature substantially on a July afternoon, which shows up as a more comfortable top floor and less air conditioning.
