Roof Repair
Roof Repair in Brooklyn, NY
Most leaks aren't where the stain is. We find the actual entry point, show you a photo of it, and fix that — instead of smearing tar and hoping.
A ceiling stain in the back bedroom almost never means the hole is above the back bedroom. Water gets in at a flashing joint, runs along a rafter, crosses the width of the house and drops through the first seam it finds. That's why so many Brooklyn homeowners end up paying three different contractors before someone actually stops it.
We start on the roof, not in the living room. We check the places that fail first — chimney and parapet flashing, valleys, plumbing vent boots, skylight curbs, roof-to-wall transitions and the seam where your building meets your neighbor's — and we photograph what we find. You see the picture before you get the price.
Scope
Repairs we do most
- Chimney and parapet wall flashing rebuilt with proper counter-flashing, not caulk
- Valley leaks and lifted or wind-torn shingles replaced
- Cracked plumbing vent boots and rusted-out pipe collars
- Skylight curb leaks and re-flashing (a top-three leak source in Brooklyn)
- Blistered, split or open seams on torch-down and rubber flat roofs
- Roof-to-wall and rear-extension transitions that were never detailed correctly
- Ponding water around scuppers, internal drains and clogged roof drains
- Party wall and shared-seam leaks between attached row houses
Worth knowing
When a repair is the right call — and when it isn't
We'd rather sell you a $700 repair you're happy with than a $16,000 roof you resent. If the shingles still have granules, the deck is solid and the failure is isolated to flashing or a few courses, a repair is genuinely the smart money and can buy you five to ten more years.
We'll tell you to replace instead when the field of the roof is failing everywhere at once: bald spots with the mat showing through, widespread curling, multiple layers already stacked on, or a deck that's soft underfoot. Patching a roof in that condition is renting time at a bad rate, and we'll show you the photos that make the case.

Roof Repair — your questions
How much does roof repair cost in Brooklyn?
Most repairs run $450 to $2,200. A vent boot or a few shingles sits at the low end; rebuilding chimney or parapet flashing, or opening up and re-detailing a rear extension transition, sits at the high end. You get the number in writing before we start.
Can you repair a leak while it's still raining?
We can stop the water with an emergency tarp or a temporary seal in wet weather, then come back for the permanent repair on a dry day. Torch-down and shingle work don't bond properly to a wet surface, so anyone who promises a permanent fix in the rain is selling you a repeat visit.
Three roofers already looked at this and it still leaks. Why would you be different?
Usually because the first three repaired where the stain was. We water-test when the source isn't obvious — running a hose over sections of the roof in sequence while someone watches inside — until we see it come through. It takes longer and it's why we tend to be the last call rather than the next one.
Do you guarantee your repairs?
Yes. Repairs carry a written workmanship warranty. If the same leak comes back within the warranty period, we come back and it costs you nothing.
Will a repair void my existing roof warranty?
A properly executed repair using compatible materials generally won't. If your roof is under a manufacturer warranty, tell us the brand and we'll match the system so your coverage stays intact.
