By the time water reaches your ceiling it has usually been getting into the structure for months, and the repair you could have had for a few hundred dollars has become a decking-replacement job.
Our inspections are free and they come with photographs. We walk the roof, check the flashings, valleys, penetrations, drains and gutters, look at the deck from the attic where we can get to it, and send you a written summary of what we found — including when the answer is that your roof is fine and you should call us again in three years.

- All flashings: chimney, parapet, wall transitions, skylight curbs and vent boots
- Valleys, ridges, hips and the eave line where ice damming starts
- Flat roof seams, terminations and evidence of ponding water
- Drains, scuppers, gutters and leaders — where the water is meant to go
- Attic inspection for daylight, active moisture, mold and insulation damage
- Ventilation balance, which quietly determines how long the roof lasts
- Photo documentation of everything, sent to you as a written report

When you should get one
Before you buy a house. A roof with three years left is a $15,000 negotiating point and most general home inspectors do not walk the roof — they look at it from the ground or from a ladder at the eave. That's not an inspection, that's a glance.
After any serious storm, once a year on a roof over fifteen years old, before you list a property for sale, and any time you see a stain appear on a ceiling. Also before your manufacturer warranty period runs out, since some defects are only claimable while the coverage is live.

Is the roof inspection really free?
Yes, and there's no obligation attached to it. We inspect, photograph, and tell you what we found. If the roof is fine, we'll say so — that's how we end up being the people you call in five years when it isn't.
Do you actually go on the roof?
Yes. Anything else is guessing. Where a roof is genuinely unsafe to walk — badly deteriorated decking, extreme pitch, ice — we'll inspect from a ladder and drone and tell you plainly that's what we did.
Can you inspect a roof before I buy a house?
Yes, and it's some of the most valuable money you'll never spend. We'll give you a realistic remaining-life estimate and a replacement cost you can take into negotiation.
How long does an inspection take?
Usually 30 to 60 minutes on site for a typical Brooklyn home, plus the write-up. You get the photos the same day.
