We walk the roof, check the flashings, valleys, penetrations, drains and gutters, look at the deck from the attic where we can get to it, and send you a written summary of what we found — including when the answer is that your roof is fine and you should call us again in three years.

When you should get one

Before you buy a house. A roof with three years left is a $15,000 negotiating point and most general home inspectors do not walk the roof — they look at it from the ground or from a ladder at the eave. That's not an inspection, that's a glance.

After any serious storm, once a year on a roof over fifteen years old, before you list a property for sale, and any time you see a stain appear on a ceiling. Also before your manufacturer warranty period runs out, since some defects are only claimable while the coverage is live.

Yes. Anything else is guessing. Where a roof is genuinely unsafe to walk — badly deteriorated decking, extreme pitch, ice — we'll inspect from a ladder and drone and tell you plainly that's what we did.

How long does an inspection take?
