A proper repair means opening the roof around the curb, replacing the step and head flashing, and reintegrating it with the roof surface so water is shed rather than sealed.

Leak or condensation? They look identical

Water dripping from a skylight in January is very often not a leak at all. Warm, humid indoor air hits cold glass, condenses, and runs down exactly the way a leak would. We see homeowners spend real money re-flashing a skylight that was never leaking.

The tell is timing. Condensation appears on cold, dry days and gets worse when the heat is high; a leak appears during or just after rain. If it's condensation, the fix is ventilation and humidity control, and we'll tell you that instead of selling you flashing work you don't need.

How much does it cost to fix a leaking skylight?

Re-flashing a single skylight typically runs $650 to $1,800 depending on the roof type, the size of the curb, and whether the wood underneath has rotted. Full replacement including the unit generally runs $1,400 to $3,500.

Should I repair or replace my skylight?

If the unit is under about fifteen years old and the glass seal is intact, re-flashing is usually the right call. If the seal has failed — you'll see fogging between the panes — or the frame is a single-pane unit from the eighties, replace it while the roof is already open. The labour is nearly identical either way.

Can you install a new skylight on a flat roof?

Yes. Flat roofs need a properly built and flashed curb to raise the unit above the water line. Installing a skylight flush on a flat roof is asking for a leak.

My skylight only leaks sometimes. Why?

Usually wind direction. Driven rain from one particular angle gets past a failed section of flashing that sheds fine in vertical rain. It's a real leak and it will get worse.
